How Aaron Murphy Replaced His Income with Real Estate in 11 Years

Aaron Murphy's journey from a W-2 job to financial freedom through real estate is an inspiring story of perseverance and smart investing.

How Aaron Murphy Replaced His Income with Real Estate in 11 Years

Aaron Murphy, a resident of Baltimore, Maryland, has achieved what many dream of: replacing his and his wife’s income with a portfolio of rental properties. In just 11 years, he has built a sustainable exit path out of his traditional job, all without relying on complicated strategies or a sudden windfall of cash.

Murphy’s journey began with a simple realization: he needed another source of income. Tired of the “do this or don’t get paid” mentality at his job, he turned to real estate as a means to break free from the 9-to-5 grind. Stocks required too much upfront cash, and homes in his city were too expensive. But what if he looked outside the city?

Aaron Murphy’s First Steps into Real Estate

Murphy’s first property was a house hack in the DC area. He bought a five-bedroom house with an FHA loan putting down just $11,900. He lived in the basement and rented out the other four rooms for $700 each. This strategy allowed him to stop paying rent and accelerate his savings.

With the savings from his first deal, Murphy moved on to his next investment: a triplex in Hagerstown for $96,000. This deal, however, was not without its challenges. Murphy made several mistakes, including taking over units that were not properly occupied, leading to his first evictions. Despite these setbacks, he managed to turn the property around, eventually renting out the units for a total of $1,900 per month.

The Burr Strategy: Scaling the Portfolio

The real growth in Murphy’s portfolio came when he discovered the Burr strategy. This “foolproof” system allowed him to scale his investments and replace his income in just 11 years. Today, Murphy has an entire rental portfolio to rely on for income, allowing him the freedom to travel the world, as evidenced by his interview from Portugal.

Murphy’s story is a testament to the power of real estate as a means to achieve financial freedom. As he shared on the BiggerPockets Podcast“anyone can replace their income with real estate in eight to 12 years.” With the right strategy and a willingness to learn from mistakes, Murphy’s success is within reach for anyone willing to take the first step.
