Mountain real estate market: trends and opportunities in 2024

A constant increase in real estate values

In the first half of 2024, the mountain real estate market showed an increase in house values of 0.5%. Among the regions that recorded the highest increases, the Aosta Valley stands out, where values grew by 1.1%. This positive trend is the result of growing demand, especially for main homes, which is leading to an increase in sales in locations such as Chatillon
, La Salle and Champorcher.

The charm of holiday homes

The holiday home market continues to be particularly lively, with Valtournenche standing out for its strategic position near Cervinia and for the presence of snow all year round. Prices in this location are rising, attractive even for foreign buyers from Eastern Europe. In Cervinia, the cost per square meter for new buildings can reach up to 9000€, while existing homes amount to around 6000€ per
square meter.

Niche markets and investment opportunities

Chamois, a town accessible only by cable car, represents a niche market for those looking for tranquility and isolation. Here, prices are around 2200€ per square meter in Torgnon, where demand is supported by Italians who prefer well-serviced holiday homes close to the ski slopes. In addition, the electrification of the Aosta-Ivrea railway line could lead to a revaluation of properties in these areas, making them
even more attractive to investors.

Situation in Piedmont and Trentino-Alto Adige

In Piedmont, real estate values declined slightly by 0.4%, with stability in Bardonecchia. Here, the prices for new buildings are between 4500 and 5000€ per square meter, while the solutions used remain between 2500 and 3000€ per square meter. The buyers come mainly from the province of Turin, attracted by two-room and three-room apartments at competitive prices. On the contrary, in Trentino-Alto Adige, prices have remained unchanged, with Arco presenting a real estate market characterized only
partially by holiday homes.

Increase in prices in Lombardy

Finally, in Lombardy, the prices of tourist homes showed an increase of 0.6%. In Ponte di Legno, prices are stable, despite the delay in the delivery of the Terme facilities, which has led to a low supply on the market. The requests come mainly from residents in provinces such as Milan, Brescia and Bergamo, looking for three-room apartments worth between 220 and 250 thousand €
